These are one month's figures from the Florida Real Estate Commission (FREC), and they move a little: its January 2026 report showed 47% first-time, 30% repeat and 38% overall. Repeat takers pass at a lower rate than first-time takers in both reports, so aim to score clearly above 75 in practice before you book. how hard is the real estate exam compares other states.
What you need before you can book
Florida is an apply-first state, so the application comes before the exam. You cannot reserve a seat until the Division of Real Estate approves you and Pearson VUE sends your authorization letter.
- Be at least 18 and hold a high school diploma or its equivalent.
- Complete the 63-hour FREC prelicensing course. It stays valid for 2 years.
- Submit the application, electronic fingerprints and fee. DBPR quotes 3 to 4 weeks for processing, and up to 90 days if the application goes to the commission.
- Book with Pearson VUE, online or by phone, up to one calendar day before you want to test, subject to availability.
The application expires 2 years after DBPR receives it if you have not passed by then. To cancel or reschedule without penalty, do it two full calendar days ahead: for a Monday exam, that means by midnight the Friday before.
What to bring on exam day
- Your Certificate of Prelicensing Education Completion, at every attempt. You are refused admission without it.
- Two forms of current signature ID. The primary one must be government-issued with a photo.
- A calculator that meets the rules above, if you want one.
- A foreign-language translation dictionary is allowed if it has word-for-word or phrase translations only: one per candidate, approved by center staff first. Electronic ones are effectively refused.
If you are late and the center cannot fit you in, you are classed as a no-show and pay for that day plus a new test fee. An excused absence needs written verification within 4 days of the original date. can you use a calculator on the real estate exam compares calculator rules across states.
What it costs
| Item | Amount | Source |
|---|
| Exam, per attempt | $36.75 | Pearson VUE fact sheet dated 01/2017 |

| Application fee | $11.00 | Rule 61J2-1.011 |
|---|
| Initial licensure fee | $46.75 | Rule 61J2-1.011 |

| Unlicensed activity fee | $5.00 | F.S. 455.2281, subject to a waiver condition |
|---|
| Fingerprints | $36 at DBPR headquarters | DBPR; approved Livescan vendors set their own prices |

Confirm the exam fee when you book. The 2017 fact sheet is the only official document we found that prints it, and the current candidate booklet mentions a past increase without giving an amount. DBPR publishes no total for the fees above, so we do not state one. The prelicensing course is a separate cost set by each school. real estate exam cost compares exam fees in other states.
If you fail the Florida exam
You retake the whole exam, because there are no portions to carry over. The 2017 Pearson VUE fact sheet states a 24-hour wait before rebooking and the fee applies again. DBPR states no limit on attempts, and we found none in statute or rule. Bring your course certificate again.
You can ask to review the questions you got wrong, within 21 days, at a Pearson VUE center. Plan that before you rebook. To schedule a retake within 21 days of a review, you must call customer service for an override, and if one is applied your review comments are no longer eligible for formal review by DBPR's subject matter experts. Outside those 21 days you can book the retake online yourself. real estate exam retake rules has the rules for other states.
After you pass
Your license is issued inactive. A Florida sales associate works under a broker registered as their employer, so you activate it with that broker.
The deadline that matters comes next: 45 classroom hours of post-licensing education before your first renewal, which falls 18 to 24 months after licensure. Miss it and the license is null and void, and you have to repeat the prelicensing course and pass this exam again. After that, DBPR requires 14 hours of continuing education each renewal period. passed my real estate exam compares the steps in other states.
How to practice for it
Start with Florida real estate exam prep: 150 Florida questions, most of them on license law, brokerage practice and agency. Each answer is explained and state-law answers are checked against a quoted statute, rule or commission page.
Our Florida questions lean toward law, so cover the other 27 questions on mortgages, computations and appraisal with the topic quizzes: Financing practice questions, Valuation practice questions and Real estate math practice questions. Those are written to the national outline, so where a Florida rule differs, the Florida rule wins on your exam.
