10 sample questions, with answers explained
Every question above with its correct answer and the reasoning behind it. Read the explanations for the ones you answered correctly too. A lucky guess and knowing the rule look identical on a score report. These are sample questions from our larger bank.
1. A Wyoming broker withdraws money from a principal's advance-fee account. When must a full itemized accounting be furnished?
Why: Chapter 5 section 1(k) requires a full itemized accounting within 20 days of withdrawal. A request or lawsuit is not the trigger for this account duty.
2. A Wyoming intermediary wants to engage subagents for a transaction. What does the statute allow?
Why: WS 33-28-305(g) permits cooperation with other responsible brokers but prohibits engaging subagents. Cooperation is not the same relationship as subagency.
3. A Wyoming responsible broker wants to invest client money in a fixed-maturity certificate. What prior consent is required?
Why: Chapter 5 section 1(e)(iii) requires all-party written consent for fixed-term investments of client money. Potential interest earnings do not replace that authorization.
4. A Wyoming group E&O proposal provides $100,000 per claim including defense costs within that limit. What coverage distinction must be checked?
Why: The group minimum is $100,000 per licensee per occurrence or claim, excluding investigation and defense. A headline limit that those costs erode is not the same coverage standard.
5. A Wyoming broker transfers client funds to a funds holder. What receipt must the broker obtain?
Why: The rule requires a receipt stating the date and amount transferred to the funds holder. Using a third-party holder does not eliminate the broker's transfer documentation.
6. A Wyoming broker plans to combine sales escrow, property-management deposits and security deposits in one undifferentiated account without a permitted exception. What general rule applies?
Why: The rule generally separates the types of escrow accounts according to purpose, subject to its stated exceptions. A generic undifferentiated pool is not the rule's default approach.
7. A Wyoming-licensed nonresident responsible broker conducts Wyoming real estate activity. Which trust arrangement does the rule require?
Why: Chapter 5 section 1(h) requires a Wyoming funds holder or Wyoming bank or recognized depository for this activity. Nonresidency does not eliminate the trust requirement.
8. A Wyoming broker budgets for the standard nonrefundable 3-year renewal license fee under the current schedule. Which amount belongs in that fee line?
Why: The current schedule lists the broker or salesperson 3-year renewal license fee as $350. Late, administrative and transfer charges are separate categories rather than substitutes for that fee.
9. A Wyoming branch office wants a different trade name from the licensed company. What is required?
Why: WS 33-28-109(b) requires the branch to use the licensed real estate company trade or business name. A branch is not independently free to substitute a different identity.
10. A Wyoming licensee's renewal requires the listed $350 renewal fee and a $75 late-renewal fee, with no other charge in this calculation. What is the combined amount?
Why: The two specified charges total $350 + $75 = $425. This calculation includes only the stated renewal and late charges, not insurance or any other separately applicable item.
