I Passed My Real Estate Exam: Now What?

You are not licensed yet. A passing score is one requirement out of several, and it expires. The window between passing and having an active licence is where a surprising number of people quietly fall out of the process, usually because nobody told them a clock was running.

The complication: in roughly half the states you filed your licence application beforeyou sat the exam. In those states there is no post-pass score clock at all, and the deadline that can undo you is the application's own expiry. Find out which kind of state you are in first.

First, which kind of state are you in?

This distinction governs everything else on the page, and almost nobody writing about it makes the distinction at all.

  • Exam-first states. You study, you sit the exam, then you apply for the licence. Your passing score has a shelf life, and the application deadline runs from the day you passed.
  • Apply-first states. You file the application and pay before you are allowed to book the exam. Passing does not start a new clock, because the application already had one. Florida, Texas, Ohio and North Carolina all work this way.

For an apply-first state, an "apply within X months of passing" figure is not a wrong number, it is a category error. If you read one on another site, that site did not check which family your state belongs to.

Exam-first states: how long your score lasts

Verified from each regulator. One year is the clustering norm, but the two ends are three months and two years, so it is worth checking rather than assuming.

Georgia is the one to watch. Its deadline has two tiers: apply within three months of the exam, or pay double the application fee. Miss twelve months and you retake the exam entirely. Three months is short enough that an ordinary delay costs real money.

Michigan is a hybrid. The application precedes the exam, but a separate exam-result clock still runs, because the licence only issues once a broker sponsors you.

Apply-first states: the application is the clock

Here the deadline started before you sat down at the test centre.

Massachusetts real estate practice exam2 yearscompleting your required education, not from applyingYou must repeat the education. Massachusetts is the odd one out: its clock runs from the course, and the licence is paid for on exam day and issued digitally within 24 hours.

Mississippi is the tightest window in the country: two months from Commission approval, and both portions must be passed inside it or you re-apply from scratch. North Carolina is the least forgiving: 180 days from the Notice of Exam Eligibility, and its own rules state that the period cannot be extended for any reason. Those are different failure modes. Mississippi gives you very little time; North Carolina gives you more but no mercy if you miss it.

These two tables cover 21 states. The remaining 29are not on this page yet, and none of them lacks a deadline. Assume yours has one, and check your commission's page in the meantime. Every state page on this site links to its regulator.

The steps between the score report and an active licence

The order varies with the family above, but the components are broadly the same everywhere.

  1. Keep the score report. Some states require you to submit it, and the test centre will not reissue it indefinitely.
  2. File the licence application, if you have not already. This is where the deadline above bites.
  3. Fingerprints and background check. Timing varies: Ohio requires them within ten days of applying, and applying comes before the exam there. Two states do not fingerprint at all. Pennsylvania uses a state police Criminal History Records Check dated within 180 days of the application, and Georgia and North Carolina use a purchased criminal history report with its own freshness limit.
  4. Errors and omissions insurance, where the state requires it as a condition of activation. Colorado requires you to acquire it before applying.
  5. Find a sponsoring broker. Most states will not issue an active licence without one, and some will not process the application at all until a broker signs. In New York the sponsoring broker has to authorise your application inside the state system before the licence is issued, and in Pennsylvania you cannot even submit the application until you have an employing broker who then reviews and approves it. Virginia is the opposite: it will issue you an inactive licence with no firm at all, which you activate later for a separate fee.
  6. Licence issuance. Then, in some states, post-licensing education inside the first renewal period.

Georgia hands you the licence at the test centre. Over the counter, active or inactive at your choice, with no mail-in wait. It is the fastest path from passing to licensed anywhere we checked.

Three traps worth knowing about

Nevada's fingerprints expire after two months. Not the licence, not the score, the fingerprints. That is a much more common way to lose time than the twelve-month score clock, and it is almost never written about.

Texas is publicly contradicting its own pass letter. The commission currently tells candidates that the "10 business days" figure printed on the Pearson VUE pass letter is not accurate. If you are in Texas, trust the commission over the paper in your hand.

Virginia's two official sources disagree with each other. The regulation counts the one-year window from the date you passed; the application form counts it from your initial exam date. Those are the same date only if you passed first time. Its background-check window has also moved from 45 to 90 days between two documents that are both still in circulation, so use the one with the later revision date.

Two widely repeated facts are simply wrong. Tennessee's much-quoted 30-hour "post-licensing" course is a pre-issuance requirement, not a post-licensing one. And Florida's famous 45-hour rule sits in Florida Statutes 475.17, not 475.182 where search results and prep sites put it. We fetched 475.182 directly: it contains no post-licensure language at all.

How long it takes, and what it costs

We are not going to give you a number of weeks. No state we checked publishes a service-level figure for processing, and the one state that addresses it says its own published figure is currently wrong. Any "it takes two to six weeks" claim is invented, and you would plan around it.

Cost is sourceable and real estate exam cost itemises it: the licence application fee, fingerprinting, errors and omissions insurance where mandated, and post-licensing education where required. The exam fee is the smallest component of the lot.

This is where our coverage deliberately stops. What to look for in a brokerage, how to get your first listing and how to build a pipeline are outside what this site does, and pages that pretend otherwise are selling something. You have passed the exam, which is the part we can help with.

Common questions

How long is my real estate exam pass good for?

One year in most states that have a post-pass window, with Georgia at three months before the fee doubles and New York at two years. But in apply-first states such as Florida, Texas, Ohio and North Carolina there is no post-pass window at all, because the application clock started before you sat the exam.

What do I do immediately after passing?

Keep the score report, check which deadline applies to your state, and start on fingerprints and a sponsoring broker straight away. Those two take the longest and are the usual reason a licence is delayed.

Do I need a sponsoring broker to get my license?

In most states you cannot hold an active license without one, and some will not complete your application until a broker signs. A few states will issue an inactive or escrowed license that you activate later when you affiliate.

Am I licensed as soon as I pass?

No, with one striking exception: Georgia issues the license over the counter at the PSI test center, active or inactive at your choice. Everywhere else, passing is one requirement among several.

How long does it take to get the license after passing?

We do not publish a figure, because no regulator we checked publishes one and Texas has said the figure on its own pass letter is inaccurate. Ask your commission directly, and do not plan around a number you found on a prep site.
